1 Findings compare the average outcome of residential listings pre-marketed as a Private Exclusive or Coming Soon listing before hitting the open MLS against listings that went straight to market with no pre-marketing period, using national residential transaction data from January 1, 2024 through December 31, 2024. The analysis also tracked how many Coming Soon listings sold before ever appearing on the open MLS — meaning a 2024 close date, a Coming Soon pre-marketing period, and less than one full day active on the MLS. Based on a hedonic regression across residential sell-side transactions nationally, spanning single family, co-op, condo, townhouse, and condop properties, pre-marketed listings closed at an average price 2.9% higher than listings with no pre-marketing period, with a 95% confidence interval of 1.9% to 3.9%.
