How to Analyze a Deal

Understanding the numbers is crucial. Cash flow = Income - All Expenses

Income Sources

  • Monthly Rent: Market rate based on location, size, and condition
  • Additional Income: Parking, storage, laundry facilities

Key Expenses

  • Mortgage Payment: Principal & interest
  • Property Taxes: 2-2.5% of assessed value annually
  • Insurance: $600-$1,500/year for SFR
  • Maintenance: 10-15% of monthly rent
  • Vacancy: 4-6% reserve
  • Property Management: 10% of monthly rent

The 1% Rule (Rule of Thumb)

A general guideline: monthly rent should equal approximately 1% of the property price. For example, a $150,000 property should rent for around $1,500/month. This was easier to achieve pre-2018 and is now more rare, especially on single-family homes. Use it as a quick screening tool, not an absolute requirement.
